This article describes BREEAM certification expenses and expected value added. The article is divided into 2 parts – the first part describes 3 different types of expenditures (certification fees, consulting and design fees and capital construction cost implication), occurring during certification process, the second part is devoted to BREEAM requirements and possible costs of their implementation. The article also looks at cost breakdown for a case study project with 2 different levels of certification – BREEAM Excellent and BREAM Pass.

The future buildings should have minimized energy needs and should be “zero fossil fuel energy”, is expected to achieve with advanced integrated architectural – construction - HVAC design. Multifunctional, adaptable building envelopes implementing smart materials would be able to automatically protect facades from solar radiation overheating and to change the shading coefficient of glazing and other building construction features relevant for loads control. Then follows a history of achieving such buildings, similarities of buildings and human “thermal system“.

Nowadays Building Energy Modeling (BEM) has become the powerful tool in estimating energy efficiency of the design project, evaluation of investment attractiveness of energy efficient measures. It is a method for making a reasonable choice of technical decisions. Applicability of BEM is not limited by LEED, BREEAM and other Green building certification systems intent. BEM should find wide application in the field of verifying results of energy efficiency projects. Option D, that is the most accurate and adequate method according to the IPMVP Protocol, is BEM of
whole building.

Convergence of Management Level Software and Energy Monitoring in Building Automation p. 26

The trend in building automation is clearly towards a merging of the classical building automation software and the stand-alone energy management software, to higher-level management software with integrated energy monitoring. This trend is due to a rise in energy efficiency awareness among building operators. At the same time common certification systems and standards are increasingly demanding a detailed recording of energy flows, and evidence of the energy consumption of buildings. The article describes the advantages of the integrated building management solution with energy monitoring in comparison to the stand alone energy management solution.

16 industrial projects in Russia with total area of approximately 700,000 sq. m had been certified to international green building standards in 2011-2015. This trend was set by Radius Group, who in 2011 had introduced BREEAM certification to the Russian industrial sector. The developer is successful in both implementing sound environmental practices and delivering commercial value of his asset. At the moment 8 of all certified in Russia projects belong to the South Gate Industrial Park. The Industrial Park also features the only warehouse in the world that is certified simultaneously to LEED (Silver) and BREEAM (Very Good) standards.

To prepare electrical apprentices for working in the sustainable building industry in Northern California, the Zero Net Energy Center is a working example of an emerging phenomenon. The International Brotherhood of Electrical Workers Local Union 595 (IBEW) and the Northern California Chapter, National Electrical Contractors Association (NECA) created a world-class learning environment for apprentices to gain hands-on experience with cutting-edge technology and electrical systems. The ZNEC also addresses the need to repurpose the existing building stock in the U.S. by transforming a typical 1980-s suburban office building into a modern net zero energy showcase.
